ServicesRoof Replacement

Roof Replacement in Noble, OK

Some roofs are past the point where patches help. In those cases we strip yours to the deck and rebuild it layer by layer, from new plywood where needed to the final ridge cap. Before work begins, you will know why it needs replacing, what each option costs and how the job will go.

When replacing beats repairing

Replacement makes sense when trouble shows up across the roof instead of in a single area. Worn shingles with little grit left, plywood that bends when you step on it, or water stains in several rooms tell us the whole system is wearing out. Fixing one patch on a roof like that usually holds for a season or so.

When only one section is bad and the rest has life left, we will tell you, and roof repair is likely the better spend. Plenty of our visits begin as a roof inspection that ends without a new roof.

Hail, strong wind and long hot summers here wear shingles out sooner than the package rating implies. So we pay as much attention to the product and the nailing pattern as to how the color looks on your home.

What goes into your new roof

Stripping to the deck

Every old shingle comes off, along with any hidden second layer. Roofing over an existing layer conceals damage and cuts years off the new one.

Deck check and plywood repair

With the boards exposed, we look for rot, delamination and spots that give underfoot. Bad sheets are swapped out, and you see photos before anything covers them.

Underlayment and ice-and-water membrane

Synthetic underlayment goes over the whole deck. A peel-and-stick membrane lines valleys, chimney sides and other places water gathers, so a lost shingle does not become a leak.

Fresh flashing and drip edge

Pipe boots, step flashing, chimney flashing and edge metal are all new. Reused flashing is behind many leaks on roofs that are otherwise brand new.

Shingles or metal, fastened correctly

We install architectural shingles, impact-rated shingles or standing seam metal, nailed or clipped to the maker's high-wind pattern. Starter courses and ridge caps match the product line.

Venting and a clean yard

Intake and ridge vents are balanced so hot air leaves the attic, which helps shingles hold up in summer heat. We finish by sweeping lawn, beds and driveway with magnetic rollers to pick up nails.

Clues that your roof is near the end

Worn or curling shingles
Grit collecting in the gutters and slick, darker areas on the roof show the protective coating is gone. Edges that curl or cup catch the wind and tear free.
Water getting in at several spots
A single leak often traces to a pipe boot or flashing. Stains in several rooms usually mean the shingles and underlayment are giving out at once.
A roofline that dips
A sag along the ridge, or boards that flex underfoot, suggests water has reached the deck. Have it looked at before the next heavy storm.
Patch after patch from storms
If hail or wind repairs keep adding up, the roof as a whole may be weakened. Over a few years, one replacement can cost less than repeated fixes.
Years on the roof plus damage
An older roof is not automatically a failing one. Older plus cracked shingles, missing tabs or light coming through the attic boards is a different story.

From first visit to final walk

  1. 1

    Roof and attic visit

We get up on the roof and into the attic, then tell you what we found without jargon. You see the photos and hear an honest view on repair or replacement.

  2. 2

    Itemized estimate and product choice

The estimate breaks out tear-off, a decking allowance, underlayment, flashing, roofing material and haul-away. We help you weigh shingle and metal options against your budget.

  3. 3

    Permit and start date

Where the city requires a permit, we file for it. We pick a start date with dry weather ahead and have materials dropped off just before the crew arrives.

  4. 4

    The work itself

We cover plants, windows and the driveway first, then strip the old roof, repair the deck and build the new system. Size and weather decide how long it takes, and many homes take a day or two.

  5. 5

    Walk-through and cleanup

We go over the finished roof with you, clean the property and meet any final inspection the permit requires.

What moves the cost of a replacement

No two roofs carry the same price, so we measure yours and walk it before putting a figure on paper. A number offered over the phone without seeing the roof would only be a guess. Most of the gap between one roof and another comes from the items below, and each one appears as a separate line on the written estimate you receive.

Roof area and pitch
A larger roof takes more material and more labor. Steeper slopes require harnesses, roof jacks and careful footing, and that slower pace is reflected in the cost.
Your choice of material
Architectural shingles sit at the economical end. Impact-rated shingles cost more, and standing seam metal asks the most up front while lasting the longest.
Condition of the decking
Once the old roof is off, any soft or rotted plywood must be replaced. We count each sheet we swap and take photos, so that line on the bill is easy to check.
Extra layers and roof complexity
A hidden second layer of shingles adds tear-off time and more debris to haul. Each dormer, valley, skylight or chimney needs its own flashing work.
Attic ventilation
If the attic is short on intake or exhaust, we add vents so heat does not bake the new shingles from underneath. That cost is shown separately.

Questions about replacing your roof

Is it okay to lay a new roof on top of the old shingles?
It is a shortcut we steer people away from. The extra layer adds weight, traps heat against the deck and hides soft plywood that should come out. A full tear-off costs more at the start, but it gives the new roof the chance to last as long as it should.
Does homeowners insurance pay for a new roof?
It depends on the cause of the damage and the wording of your policy. If hail or wind did it, we document the damage with photos and can meet the adjuster on the roof. The adjuster decides coverage, not us. Our storm damage repair page explains how that process tends to go.
Are impact-resistant shingles worth the extra cost?
In places that see regular hail, they often are. They stand up to strikes better than standard shingles, and some insurers reduce premiums when they are installed. Check with your agent about a possible discount before choosing a product.
Do I have to stay home during the job?
No, not the whole day. We would like to meet you when the crew shows up and again for the final walk-through. Tear-off is noisy, so move cars out of the driveway and take down mirrors or framed pictures on walls that rattle.
Which towns besides Noble do you serve?
We handle roof replacement in Norman, Moore, Purcell, Blanchard and other nearby communities as well.
What happens if it rains partway through?
We schedule around the forecast and tear off only as much as we can dry in by day's end. If a storm moves in anyway, exposed areas are covered with underlayment and tarps until the crew comes back to finish.
